Great opportunity to provide PM/QS services for this historic venue for an established Client.
THE BRIEF
2nd stage fitout of bar, function space, kitchen, cellar, cafe and final completion items of cinema in one single newly restored building.
THE CHALLENGE
In order to get the venue open for when the Client needed in order to capitalise on income, we were tasked with liaising with the Landlord's Project team and contractors to arrange for 1st fix M&E items to be completed to our specification prior to closing areas up. This was made particularly challenging due to the amount of information required to be communicated in a very short space of time so the Landlord's critical path wasn't affected. We also required Listed Building sign off on works to the main bar and coffee areas and to complete the works in a short space of time and on a very tight budget.
THE SOLUTION
We collaborated with the Landlord's PM and employed their architect to assist in ensuring the required information was issued in good time, and also to take advantage of the existing relationship they had with Planning to push the Listed Building items through quickly. Adopting this strategy along with employing the existing contractors to carry out our works at the same time as their own, assisted the overall programme to be maintained and avoid unsightly containment or openings to be made to completed areas by carrying our works out after the Landlord's works had completed. It also gave us a good insight into what was to be required to ensure our fitout was kept in line with the overall vision for the building.
THE RESULT
A great Project involving four very attractive public areas along with fully functioning BOH areas including commercial kitchen, cellar, office, staff wcs and plant areas. The Landlord's works completed in order to give us a clean handover from their team to ours which was crucial so there was a clear demarcation between Landlord contractors' works and our own.
