THE BRIEF
Strip out the existing retail unit and convert the space into a new concept coffee shop.
THE CHALLENGE
Programme was crucial on this Project due the the opening date having to be met so the Client could maximise their rent free period which tied into the stakeholders growth strategy. As the existing unit was retail there were no systems in place for the ventilation, extract and air conditioning (HVAC) required for a coffee shop, the building wasn't designed to incorporate this, and the building's drainage strategy was a vaccuum system which was far from ideal due to getting blocked easily, as it was when we took it on.
THE SOLUTION
As time was tight from concept stage we negotiated contracts direct with suppliers and external consultants to ensure budget and programme was met. Socius Projects have a wide range of suppliers to get the best deal for client. We worked closely with the HVAC contractor and the building managers to agree a route for all ductwork and AC pipework including condenser location, so this element was satisfied. we engaged drainage and kitchen specialists to advise us on the best way to ensure nothing can block the vaccuum system as this would stop service completely with the coffee machine and wash up areas being out of action, not to mention the loo! Following their advice we installed catch pits and filters in the right places and ensured these processes were captured within the Client issued O&M manuals.
THE RESULT
Project completed in time to welcome the stakeholders visit from Saudi Arabia, with a view to assist in the acquisition and fit out of further 1/2M coffee shops as well as other restaurant concepts.
